Chimney Crown and Cap Repair in Peoria, IL

The crown is the sloped top of the masonry. The cap is the metal cover over the flue. They fail in different ways, and people mix the names up on almost every call.

Signs you need this

Stand in the yard with binoculars if you do not belong on a roof. You can still tell a few things apart.

No photo yet. The picture should show the crown and the cap as two different parts.

Cracks across the concrete top

Those cracks are in the crown. Water runs into them, freezes, and walks down into the brick below. A bead of roof cement smoothed over the crack is a short patch, not a new crown.

Rust flakes at the very top

A rusted metal lid, or a missing one, is the cap. Without it, rain falls straight down the flue and animals can enter.

A damp firebox after rain, with no ceiling stain

Water that shows up in the fireplace but not in the ceiling often came down the flue. That points at the cap or an open flue tile, not at the roof flashing.

Spalling that starts at the top course and moves down

The crown is dumping water into the top bricks. Repointing the middle of the stack and ignoring the crown leaves the cause in place.

What the job involves

A mason or a chimney specialist treats these as two small structures on top of one stack.

  1. Name the part that failed

Ask for the words crown and cap in the quote. If the paper only says 'chimney top,' you cannot compare it to another bid.

  2. Repair or replace the crown

A minor crown with a few cracks is sometimes coated or patched. A crown that is broken into pieces, or that is flat so water sits, gets removed and formed again with a slope away from the flue and a gap so it does not bond to the flue tile and crack. Angi lists minor crown repair at $150 to $350 and says a full replacement can reach about $3,000. HomeGuide lists repair at $200 to $700 and higher, and replacement at $1,000 to $3,000.

  3. Set a cap that fits the flue

The cap needs a screened opening for the appliance you actually use, and it needs to be fastened so wind on the bluff does not lift it. Angi puts an average cap replacement near $300. HomeGuide lists $200 to $850. A decorative cap or a multi flue top costs more than a single lid.

  4. Look down the flue while the cap is off

This is the cheap moment to see broken tiles or a blockage. It is not a full Level 2 inspection unless someone is actually doing that inspection. Say which one you want.

What published prices say

Crown and cap prices are smaller than a rebuild, which is why people delay them, and why the brick below pays for that delay. Use the ranges above as a national bracket only.

This Old House does not break crown and cap out as clearly as Angi and HomeGuide. It treats a cap and small crack sealing as the low end of a repair range that averages about $750. Do not average the three guides into one Peoria price.

  • One flue or several.
  • Whether the crown can be patched or has to be formed again.
  • Roof access. A simple cap on a low roof is a different day from a crown rebuild on a steep one.
  • Screen size and the appliance: wood, gas, or an unused flue that still needs a cover.

Wind, ice, and the top of a Peoria chimney

No photo yet. The point of the picture is the top of the stack, not a skyline for decoration.

The bluff neighborhoods take more wind than a sheltered yard in the center of town. A cap that is only resting on the flue, not fastened, will end up in the yard. Tell the mason if you already lost one in a storm.

Ice forms on the north side of crowns and stays. That is a freeze thaw problem sitting on the exact part that is supposed to shed water. A flat crown holds that ice. A sloped crown sheds it.

Peoria Heights, along Grandview Drive and the streets under it, is the windier version of this problem. East Peoria adds damp air from the river valley, so a crown crack stays wet longer after the rain stops.

A cap is not a spark screen you build from hardware cloth. And a crown is not a place for a bucket of roof tar as a permanent fix. Both are common homemade attempts. Both fail in an Illinois winter.

Questions

What is the difference between a crown and a cap?

The crown is the masonry or concrete wash at the top of the brick. The cap is the metal cover over the opening of the flue. You can need one, the other, or both.

Can I tar the cracks myself?

Roof cement in a crown crack usually peels and can trap water. It is not the repair. Stay off the roof and have a mason look.

My fireplace is gas. Do I still need a cap?

Rain down an open flue does not care what fuel you burn. Animals do not either. The cap has to be the right type for a gas appliance, with the clearance the installer specifies. Do not block a gas vent with a solid lid.

Will a new cap stop a ceiling leak?

It stops rain that was falling into the flue. It does not stop rain that enters at the flashing or through open joints. If the stain is beside the chimney in the ceiling, read the leak page.
