Chimney Repair in Peoria, IL

Spalling brick, open joints, and a crown that has cracked are ordinary on older Peoria houses. This page is about masonry repair, not a sweep.

Signs you need this

You do not need a ladder to notice the usual clues. If you see any of these, a mason should look before the next hard freeze.

No photo yet. This block is reserved for a real picture of damaged brick, taken with the homeowner's permission.

Brick faces popping off

Spalling looks like the face of the brick is flaking, often on the side that takes the weather. Water got in, froze, and pushed the surface off. Painting the stain does not put the brick back.

Mortar you can scrape with a key

Sound mortar does not turn to sand under a fingernail. If joints on the stack above the roof are recessed or missing, the brick is carrying load it was not meant to carry alone.

A white crust on the brick

That crust is often salts left behind when water moves through the masonry. It is a sign of moisture, not a cleaning problem. Find where the water enters before you wash the face.

Stains on the ceiling near the chimney

A brown or yellow mark on the ceiling beside the chimney breast usually means water, not smoke. It can be flashing, a cracked crown, or open joints. The ceiling stain is the symptom.

A lean you can see from the yard

A stack that leans away from the house, or a crack that runs in a stair step through several courses, is past a simple joint repair. That is a rebuild conversation, not a tube of caulk.

What the job involves

Here is what a mason typically does on a repair. This is not a guide for working on your own roof.

CapCrownFlue tileBrickFlashingRoof
Diagram, not a photograph. A simple cutaway: cap, crown, flue tile, brick, and flashing.
  1. Look at the whole chimney, not one crack

The visit starts at the ground, the attic if it is safe to enter, and the roof. A mason is checking the crown, the cap, the flashing, and the brick together, because water rarely has only one path.

  2. Protect the roof and the yard

Dust and old mortar fall. A careful job covers the shingles and keeps debris out of the gutters. If the stack is tall or the roof is steep, expect scaffolding or a lift, and expect that to show up in the price.

  3. Cut out the failed joints

Repointing means grinding or raking the soft mortar to a proper depth, then packing new mortar. Smearing fresh mortar over the old joint is not a repair. It sheds in a season or two.

  4. Replace brick that has already failed

Bricks that have lost their face get cut out and replaced with a match as close as the mason can find. On a house from the early 1900s, an exact match is sometimes impossible. Ask to see the brick before it goes in.

  5. Stop the water at the top

Joints alone will not hold if the crown is cracked or the cap is gone. A repair quote should say whether the crown, cap, and flashing are included or priced as extra.

What published prices say

Angi's 2026 guide puts most common chimney repairs between $160 and $750, with an average of $455. HomeGuide's 2026 range for minor repairs is $200 to $850. This Old House lists an average near $750 and a wide range from about $250 to $13,300, and it says those numbers come from other estimating sites.

None of those figures is a Peoria bid. A one story ranch with an easy walk to the chimney can land near the low end. A three story house on the bluff, with a steep roof and a tall stack, will not.

Use the cost guide if you want the repair, rebuild, crown, cap, and tuckpointing rows side by side.

  • Height and roof pitch, because they decide scaffolding.
  • How many bricks are soft, not just how many joints look gray.
  • Whether the crown, cap, or flashing has to be done in the same visit.
  • A flue liner problem found once the mason is on the roof. That is a different job from brick repair.

What Peoria weather does to brick

No photo yet. Town pages can later use a real street photo. Do not use an invented picture of a house.

Central Illinois winters cycle through freeze and thaw for months. Water sits in a hairline crack, freezes, and opens it. The same stack can look fine in September and shed brick faces by March.

A lot of Peoria brick houses went up from the late 1800s through the 1950s. That brick is often softer than modern face brick. A hard cement mortar on soft brick can make the brick fail while the joint stays. Ask the mason what mix they intend to use, and why it suits the brick that is already there.

Houses on the West Bluff and along the river bluffs sit on thick loess, the windblown silt this part of Illinois is known for. Small movement in that ground shows up as stair step cracks in masonry. A mason should say whether a crack is old and quiet or still moving before anyone rebuilds a stack.

Wind on the bluff drives rain sideways into joints that would stay dry on a sheltered lot in the valley. If your chimney faces the open river side, say so when you call.

Inside the City of Peoria, the published permit list requires a permit to add a fireplace. It does not clearly list ordinary tuckpointing or a cap. Do not guess. Ask Building Safety. East Peoria is a different city in Tazewell County, and Peoria Heights is its own village. A City of Peoria answer does not cover those places.

Questions

Can I wait until spring?

If bricks are falling onto the roof or the yard, do not wait. Water that enters now will freeze again. If the only clue is a small stain and the heating season is over, a mason can still look before the next winter, but falling masonry is not a spring project.

Is chimney repair the same as a sweep?

No. A sweep removes soot. Repair is masonry: brick, mortar, crown, cap, and flashing. We do not sell sweeps. An inspection page on this site explains the NFPA 211 levels, which sometimes happen at the same visit as a cleaning by companies that do both.

Will a waterproof sealer fix spalling?

A sealer on brick that is already popping can trap water. The usual fix is to replace the bad brick, repoint the joints, and stop the leak at the crown or flashing. Ask the mason before anyone coats the chimney.

Does the City of Peoria license masons?

The city's trade license page lists electrical and heating contractors. It does not list masonry. That is not the same as saying a permit is never required. Call Building Safety about your exact job, and ask any mason you hire for insurance in writing.

How fast will someone come?

This sample site does not dispatch a mason. We do not promise a same day visit or any response time. On a live version, one local mason would get your request and call you back.
